External Wall Reviews and FRAEWs
Pyrosafety undertakes both intrusive and non-intrusive FRAEWs. We utilise the assistance of Chartered Building Surveyors and External Wall Engineers for the intrusive surveys to ensure that the information we receive and analyse is robust and detailed. We provide EWS 1 forms for our clients and utilise Chartered and Incorporate Fire Engineers for the more complex buildings over 18m in height. Following the Grenfell Tower fire in June 2017, the UK government, lenders, and insurers made specific regulations regarding the external walls of residential buildings. These regulations generally required that the external walls of, primarily, high-rise residential buildings were reviewed by a specialist in order to determine the risk presented to building occupants from a fire affecting the external walls.
This review process was central to any transactions pertinent to the purchase, sale, mortgage, re-mortgage, and insurance of a residential block of flats. The fire risk assessment process developed over the years and finally became Publicly Available Specification 9980: 2022 “Fire risk appraisal of external wall construction and cladding of existing blocks of flats. Code of practice”.
